Owner Builder Warranty

If your client is an owner builder selling a home they recently built or renovated in Victoria or Western Australia, they may need insurance.

  • Victoria – they’ll need cover if the work cost more than $16,000 and was completed in the last six years and six months.
  • WA – they’ll need cover if the work cost more than $20,000 and was completed in the last seven years.

Known as Residential Building Warranty insurance, it covers homeowners for loss of deposit, incomplete or defective building work if their builder dies, disappears or becomes insolvent. It’s a requirement for residential building work valued over $12,000.

We do provide cover, as agent for Insurance and Care NSW (which is responsible for managing the Home Building Compensation Fund (HBCF) on behalf of the NSW Self Insurance Corporation).

The HBCF covers homeowners for loss of deposit, incomplete and defective building work if their builder dies, disappears, becomes insolvent or fails to satisfy a money order (resulting in the suspension of their licence by NSW Fair Trading). It’s a requirement for most residential building work valued over $20,000 (other than the construction of new buildings of more than three storeys, containing two or more dwellings).

In the Northern Territory, Builders Warranty insurance isn’t a legal requirement.

Known as Building Indemnity insurance, it covers homeowners for loss of deposit, incomplete or defective building work if their builder dies, disappears or becomes insolvent. It’s a requirement for residential building work valued over $12,000.

In Tasmania, Builders Warranty insurance is a voluntary scheme and not a legal requirement.

Known as Domestic Building insurance (DBI), it covers homeowners for loss of deposit, incomplete or defective building work if their builder dies, disappears, becomes insolvent or fails to comply with a tribunal or court order. It’s a requirement for residential building work valued over $16,000.
